Lease Plans for Land Registry & Planning Applications

Each lease plan is prepared as a clear, scale-drawn record, showing the exact property, land and rights included within the lease. The level of detail required will depend on the property layout, the terms of the lease and the instructions provided by your solicitor or conveyancer.

For larger development projects, lease documentation may be prepared alongside services such as flat conversion planning and new build planning, where each individual unit, shared area and access route must be clearly defined. Depending on the property and lease requirements, the completed drawing may include:

• Leasehold boundaries: Clear colour-coded lines showing the full extent of the premises included within the lease, including relevant walls, fences and external boundaries.
• Property identification: The full property address and, where supplied or required, identifying details such as the title number, plot number or land reference.
• Building outlines: The position and outline of the main property and other relevant structures, such as garages, sheds, extensions or separate storage areas.
• Demised, shared and excluded areas: Clear distinctions between spaces included within the lease, communal areas and any parts of the building or land that are excluded.
• Floors and levels: The relevant floor or level of the leased premises, such as the basement, ground floor or first floor. This is particularly important for flats, commercial units and buildings containing several occupiers.
• Access and rights of way: Shared entrances, pathways, driveways, staircases and other access routes connected with the leased premises.
• Gardens, parking and external areas: Any private or shared gardens, terraces, balconies, bin stores, parking spaces or other external areas referred to within the lease.
• Scale and orientation: An appropriate drawing scale and a north point so the property and its boundaries can be interpreted accurately.
• Location plan: A scaled plan based on appropriate mapping that shows the property in relation to nearby roads, buildings and surrounding land.

By presenting these details clearly, the lease plan helps solicitors, landlords, tenants and the Land Registry identify exactly what is included within the lease. This can reduce requests for clarification, help prevent boundary misunderstandings and support a smoother property transaction or registration process.
